What can I expect during the conveyancing process?

The process of conveyancing usually includes more than 80 individual steps. To do it all by yourself can be quite complicated and time-consuming. However, if you work with a solicitor, you won't have to worry about most of these steps. You are only actively involved in a few of them and we can give you guidance.

Accept the conveyancing quote

If you agree to the quote, we are ready to start the conveyancing journey together. We will need some documents from you such as:

  • Proof of identity, proof of address
  • A Memorandum of Sale (usually provided by your real estate agent)

If you are selling:

  • A property information form

If you are buying:

  • Details of your funding and documents showing where this has come from, such as bank statements

Leave the pre-conveyancing work to us

Once we have all your documents, we can start with the conveyancing preparations. These include different tasks.

If you are selling:

  • Organising land registry documents and drafting a contract
  • Requesting a redemption statement from your mortgage provider
  • Answering legal questions from the other party
  • In the case of Leasehold properties, requesting the leasehold information pack from the Management Company.

If you are buying:

  • Organising the respective property searches
  • Checking the contract package provided by the seller
  • Investigating the legal title
  • Preparing a legal report for you and give you guidance
  • Checking your mortgage offer
  • Asking important legal questions to the seller
  • In case of a leasehold property, give you guidance in regard to the deed of covenant
  • In the case of leasehold, reviewing leasehold information from the landlord and management company
  • Preparing the transfer deed


You will be asked to sign certain documents and provide certain information during the pre-conveyancing work and the conveyancing process. We will always guide you through the documents and help you with all enquiries you might have. We want you to feel sure and safe in your decision to sell or purchase a property.

After the completion date

We settle estate agent fees, redeem any mortgage registered and return any net sale proceeds to you. We will pay any stamp duty land tax and make an application to the land registry.
